Underwriter Support Specialist I: Works closely with Mortgage Loan Originators, Senior Underwriters, and Closers to underwrite conventional mortgage loans – including a detailed review of the residential mortgage loan application and documentation as submitted to ensure loans meet underwriting guidelines. The detailed review will entail analyzing documentation such as credit reports, income and asset documentation, collateral, fraud prevention tools and other applicable documentation as required to render a loan decision ensuring completeness, accuracy and compliance.
- Review and analyze loan transaction; title and credit reports, income/asset documentation and collateral when submitted as conditions requested by underwriter
- Analyze documentation received from Loan Originator for acceptability and submit changes through Home Point system as needed
- Clear conditions within designated authority level as outlined in credit and risk policy and procedures
- Effectively communicate all conditions and requirements to Loan Originator in a timely manner
- Work closely with the underwriting staff to provide the best service possible to our Originators
- Manage the Clear to Close process between the Originator, UW CTC and the Closing department
- Conduct business with integrity and in a highly ethical manner

Loan Processor I: Will facilitate a file from time of approval through closing. This position will establish a relationship with an assigned loan pipeline to provide a single point of contact for Operations. This position expected to perform a variety of loan documentation duties using comprehensive knowledge of policies and procedures for loan products.
- Verifies, compiles, borrower’s information for mortgage loans
- Reviews residential loan application file to verify that application data is complete and meets establishment standards, including type and amount of mortgage, borrower assets, liabilities, and length of employment
- Orders all services for the loan (title, appraisal, homeowners, flood certs, 4506T, credit supplements, obtaining all information from FHA Connections & VA Portal)
- Calculate income (fixed, salaried and self-employed) and review Assets (large deposits)
- Submits mortgage loan file to underwriting for clear to close
- Works on obtaining conditions on the file in order to get file cleared
- Works independently to obtain all documentation needed form the borrower
- Responsible for running AUS
- Recommends that loan not meeting standards be denied

Loan Coordinator I: Will facilitate a file from time of submission through closing. This position will establish a relationship with an assigned loan pipeline to provide a single point of contact for Operations. This position will proactively assist clients in meeting outstanding conditions, underwriting conditions, compliance needs and provide customer service to clients.
- Monitor a pipeline of active loans as specified by management submitted by clients
- Proactively manage target closing dates. Upon an underwriting conditional approval decision, communicate and work with client to understand and upload underwriting conditions on suspended or approved loans
- Review conditions received for accuracy, making notes in file for the Underwriter
- Collect/review contractor acceptance packet from the client (to include Fraud Guard, HOCA or Const. Contract & Const. Loan Agreement)
- Complete back-office pre-closing functions for Wholesale including, but not limited to: review of closing protection letter, homeowner insurance policy, title commitment, lock reconciliation, review and reconciliation of most recent GFE, receipt and review of Closing Request Form and preliminary HUD 1, validation of accuracy of tax escrows, and verification of closing date and time with the settlement agent
- Complete verbal Verification of Employment within ten days of closing
- Other activities may include: Complete Undisclosed Debt Monitoring and update 1003, LT/1008, re-run final DU/LP, verify HPML and QM, run Loan Scorecard, Early Check, LQA, ULDD, validate Special Feature Code, validate LDP/GSA/CAIVR
- Review images in Home Point’s imaging system and eliminate duplicates. Make corrections as needed
- Perform all other duties as requested or assigned

Closer I: Responsible for performing a variety of loan documentation and validation duties using comprehensive knowledge of Homepoint policies and procedures.
- Review of loan documents and data to ensure accuracy with lock parameters; validate loan is ready to draw closing documents
- Review of title, hazard, taxes, and all pertinent compliance documents
- Data entry for all additional items needed to complete closing documents and closing instructions to settlement agent
- Work with settlement agent to ensure closing documents are received timely and in line with scheduled timeframes
- Drawing closing documents and HUD compliance approval prior to funding
- Prepare, balance, and disclose all initial and corresponding Closing Disclosures
- Ensure loan is closed in accordance to underwriting, state, and federal guidelines
SKILLS & QUALIFICATIONS:
- High school diploma required; college degree preferred
- 1-year previous professional work environment or BA
- Excellent verbal and written communication
- Detail oriented and strong organization
- Ability to multi-task and prioritize

Funder I: Responsible for ensuring that a loan has meet the criteria for releasing the funds after closing of the loan. The individual will have to review documents, complete documentation and communicate with warehouse banks to release funds. This is an individual who will be working in a fast-paced environment and is able to stay organized.
- Obtain and review executed Closing documents
- Communicate effectively with internal staff and title agents
- Request funds from our warehouse lenders
- Follow up on payoffs and outstanding funding conditions
- Request and reconcile all outgoing and incoming wires
- Assist in other areas of post originations as needed
- Provide administrative and sales support to LO with all 3rd party referral sources, borrower prospects and their processor for all loans in the pipeline
- Adhere to all federal and state compliance guidelines relative to the retail mortgage lending
- Maintaining and corresponding with the LO database ensuring accurate information is maintained
